A 12,000sqm site in Wied id-Dis, between Madliena and Għargħur, is currently on sale for €1.7 million, with the listing touting its potential as a “most desirable countryside escape”.
Situated below Madliena Bridge just in front of Madliena Gardens, a high end residential complex, the site contains a derelict building, a traditional girna, a pond, a reservoir, mature trees and passageways.
From the bridge, the site for sale extends further inland for about 300 metres.
Access to the property is through a dirt road running through an adjacent site with a simple gate blocking access from the public road.
The land in question has long been a popular destination for countryside walks and informal camping trips, despite the clear signs marking the area as private.
The listing by real estate firm Alliance describes the “astonishing land” as a “rare find beautifully located in the most desirable part of Madliena”.
It says the property has “excellent potential to be converted into a most desirable countryside escape, away from all noise pollution, and with more than 11 tumoli of land to enjoy.”
The building situated on the site has been described as “structurally sound, for the most part”.
Although the listing describes the building as a dwelling, it is very unlikely that planning permission could be obtained for its use as permanent habitation.
Sources familiar with the matter told BusinessNow.mt that the site has gone on sale after it passed to heirs who have no interest in using it.
With “land with a room” for recreational use going for premium prices in Malta, the price tag for this large tract of land on the valley floor, surrounded by fields and thickets of trees, does not seem quite so exorbitant.
